Luluat Al-Raha

Located on the edge of Abu Dhabi, Luluat Al Raha is a 1.8 million sqm reclaimed island with a high-density, mixed-use residential programme integrated with public realm, cultural, office, and infrastructure assets. The masterplan includes 594 residential units, a 1 km seafront, and 500 m of marina frontage, spanning six asset classes and seven major amenities. The brief prioritises waterfront activation, pedestrian connectivity, and a legible, permeable urban structure.
DesignTomorrow was appointed Design Architect after winning the invited competition initiated by ICT Real Estate. We are currently leading the project from concept to design development with MZ Architects as Lead Design Consultant.
The scheme is structured around a central movement spine with landscaped promenades, shaded walkways, and interlinked public spaces bridging built form and coastal edge. Its architecture is defined by compositional clarity, articulated façades, and environmental responsiveness. Residential blocks feature layered terraces, recessed volumes, and material shifts addressing sun, privacy, and use. Structure, landscape, and infrastructure are integrated holistically to ensure site legibility and adaptability.
With 178,000 sqm of GFA, Luluat Al Raha is a strategic infill that extends Abu Dhabi’s coastal urbanism and introduces a contemporary model of high-quality waterfront living. Our scope includes spatial coordination and design guardianship through future phases.
